MeaReal

MeaReal is our own application, not a commission for a client. It started under the name MeaOvis RealEstate Photos and served real estate agents. Today it has its own brand, its own domain www.meareal.com, it also edits vehicle photos for car dealerships, it is paid per edited photo and the partner program is part of it. Everything about it is ours: the design, the code, the texts, the prices and the operation.

Brief

Challenge

Why we took it on

Agents and car dealerships mostly take the photos themselves on a phone. The room is dim, the table is cluttered, the car is parked in front of a fence and a garage. A photographer or a retoucher costs money and, above all, time, which is exactly what a quick sale does not have.

The first version, named MeaOvis RealEstate Photos, handled properties only and was sold in monthly packages. Running it taught us two things: the same edits make sense for vehicles as well, and people want to pay for what they actually use. That is how MeaReal came about: a new brand, a new domain and recalculated pricing.

Solution

What we did and why

Its own brand on its own domain. We moved the product from an address under our company website to a separate domain, www.meareal.com. It has its own name, its own visual style and an open „by MeaOvis“ in the header and the footer, so that it is clear who stands behind it.

Five types of edit, and each one does exactly one thing. The basic photographic edit balances exposure and colours but does not change the content of the photo. Lighting adds light and nothing else. Decluttering removes what can be carried away, meaning papers, dishes, clothes or cables, while the furniture stays where it is. Emptying removes the loose furniture and keeps everything fixed to the flat, that is the kitchen units, the bathroom fittings, the radiators and the light fittings. Virtual home staging adds restrained furniture to an empty room at the real scale and in the real perspective. The basic edit is applied to every photo, the rest are chosen by the user and can also be repeated.

Real estate and cars alike. For vehicles we use the basic edit, lighting and a clean up of the surroundings and the background. Emptying and home staging only make sense for properties, so a car dealership is not offered them at all. On the home page a visitor switches between the real estate examples and the car examples.

A before and after comparison right on the website. Four properties and two vehicles with a slider that works with a mouse and with a finger. Every example says which edit was used, so a prospect can picture the result before registering.

You pay per edited photo. One credit is one edited photo, whatever the type of edit. The AI analysis of the photos and the listing text are free, a reels video costs ten credits. Three monthly packages, annual payment with a twenty percent discount, a one off purchase with no commitment and a credit top up for an active subscription.

The listing text and a visualization after renovation. The application generates the listing text in Slovak, and in the higher packages in English and German as well, directly from the descriptions of the uploaded photos. In the higher packages it also prepares a visualization of the property after renovation.

We rebuilt the partner program from scratch. The first version had three levels, networks underneath you, quotas and a demotion rule. We replaced it with a single rate on its own page, www.meareal.com/partner: a partner receives 20 to 35 percent of every payment their client makes, again and again, for as long as the client pays. The rate grows with the number of paying clients and the higher one applies to the whole portfolio retroactively. On top of that 15 € for every client who pays a second time, and a reward 40 percent higher when the partner takes it in credits instead of money. You become a partner from your ordinary account, with no second login.

A referral that needs no cookies, and a reward you choose. A partner gets a code in the form meareal.com/p/NAME and can rewrite it to anything they will remember. The link is valid for 90 days, but it does not stand or fall on cookies: the field for the code is visible at registration and fills itself from the link, so whoever got the code by word of mouth or from a flyer types it in by hand and it works the same. The attribution happens once, at registration. The partner takes the reward in money against an invoice from 50 € a month, or, without a trade licence, in credits for their own photos, and of those they get 40 percent more. A client who arrives through a referral gets 15 extra credits.

Why there is nobody underneath a partner. A reward that depends on how many further people you bring into the program is, under consumer protection law, a pyramid scheme. We wrote that on the program page openly, together with the reason: in such a scheme the money does not come from sales but from the people who joined last. The whole set of rules fits on one screen. A referral is valid for 90 days, a commission can be paid out after 14 days, a refunded payment cancels the commission, and we never claw anything back from a partner.

The photos are processed by a language model with image support. The uploaded image goes through our own interface in PHP to a model that understands its content, and a finished edited photo comes back, ready to download into the listing. The descriptions the model returns about the photos are then used to write the listing text, so the same work is not done twice.

Content that answers questions. Eight of the most frequent questions right on the home page and a separate articles section. In the articles we keep to a rule: we separate what can be backed by a source from what cannot.

We measured the speed with our own audit. We ran our own product through our own tool and we did not take the result lightly. Mobile 89 and desktop 90 out of 100, but speed only 76. A measurement in the browser on a slow mobile connection showed that the first thing appeared on screen only after almost three seconds. Until then the browser waited for three files from three outside domains that sat in the head and blocked rendering: a style library (78 kB), Tailwind, which assembled the styles in the browser itself on every visit (69 kB), and an icon library (103 kB) from which not a single icon was used on the page. On top of that jQuery (27 kB), which was never called anywhere in the code.

The photos had some catching up to do as well. Twelve of the twenty two images were still in the old JPG or PNG format, two of them were over 300 kB and were sent at 1500 × 2000 pixels into a place where they are shown at 260 × 347. The llms.txt file was missing too, the plain summary of the website for AI assistants that we routinely build for clients.

What we did. The styles moved to prebuilt CSS, so the browser no longer assembles them on every visit. The unused icon library and jQuery are gone, and of the outside domains only one remains, the one with the before and after slider. The photos are in WebP and the llms.txt file has been added.

How it turned out. Speed in our own audit rose from 76 to 93, mobile from 89 to 97 and desktop from 90 to 99. Google PageSpeed now gives 96 out of 100 on mobile instead of the original 74, and 100 out of 100 on desktop. The first content appears on a slow mobile more than twice as fast. The page lost more than a third of its weight and makes 26 requests instead of 30.
